Digital home staging combined with classic home staging - the trend!!!
Who doesn't know that? "You eat with your eyes." If the food is beautifully presented, it tastes much better. On the other hand, if it looks unappetizing, you want to "flee", even if it tastes good. This psychological principle is already used when selling cars. A clean car sells well, a car in a polished condition even enables a higher sales price.
Home staging is a great way to stage an apartment or house!
Home staging - no longer a US trend - is now also a valued tool in Germany for achieving a good price when selling your own property - up to 15% - 20% more sales proceeds! A perfectly furnished and stylishly decorated property simply makes more of an impression than bare white walls and an empty room. Ideally, the property won't be empty for long and the selling time will be shorter.
Despite this, many property sellers shy away from the costs. Many fear that the investment of renovating, furnishing and decorating with professional home staging will not ultimately be recouped in the form of a higher sales price.
While traditional home staging often involves renovation (e.g. new flooring) and always involves furnishing and decorating on site, this entails a not inconsiderable investment. With digital home staging, however, the intervention is only virtual. The furnishing and decorating of the property is not actually carried out in digital home staging - nevertheless, it helps enormously to give potential customers an idea of how the property could look furnished. After all, around 80% of people find it difficult to imagine an empty room furnished. Are you one of them?
But digital home staging can also make sense for properties that are still furnished. In the event of a sale for reasons of age, the seller's furnishing style often does not match the buyer's taste. Digital home staging shows buyers a visual alternative.
Admittedly, the flip side of the coin: with the virtual version of home staging, this effect naturally only works at first when viewing the images on a PC or smartphone. When viewing the property on site, the property is of course just as the actual pictures of the property show it. This is why "real" home staging often makes sense and is worth the investment. This is also always a case-by-case decision.
The ImmoMacherin advises sellers not to wait too long before using home staging. If the property has been vacant for too long, prospective buyers generally become suspicious more quickly. The question then arises: "Why isn't anyone buying this house? There must be a catch!" Once the house has fallen into "disrepute", this in turn affects the purchase price.
